About prices and listing counts

Published prices may be community starting or base-plan prices. Available quick-move-in homes, lot premiums, options, and incentives can differ. A starting price within your budget does not confirm an available home at that price.

Totals count builder listings: a neighborhood with multiple builders appears once for each builder. Coming-soon projects are labeled.

Builders, get in touch
A new home under construction at the framing stage

Buying new construction?

The builder’s rep works for the builder.
Yours should work for you.

The sales team at the model home represents the builder. They can be genuinely helpful, but their role is to sell the builder’s homes. A buyer’s agent represents you: reviewing the contract before you sign, asking about lot-premium and upgrade pricing that may be negotiable, and standing with you at your walkthroughs and final inspection.

A clearer path home

Research first. Decide with confidence.

New construction comes with a different set of questions. The directory is designed to make every step easier to understand.

  1. 01

    Explore by lifestyle

Compare areas by pace, setting, commute, and the kind of days you want to live.

  2. 02

    Compare communities

See home styles, published pricing and plan details, and builder information in one consistent view.

  3. 03

    Sign a simple buyer agreement

Before touring, Jeff walks you through a short written buyer agreement in plain language, including how he’s compensated. It puts in writing that he’s working for you, not the builder.

  4. 04

    Tour & negotiate together

Jeff tours communities with you, reviews the builder’s contract, and negotiates upgrades, lot premiums, and closing costs on your behalf.

Questions before you tour

New construction,
demystified.

A few things buyers ask most often. Don’t see yours? Jeff’s a call away.

Does having a buyer’s agent cost me anything?

It depends on the builder and the home. Some builders offer to pay some or all of a buyer’s agent’s compensation, but that isn’t guaranteed and can change. Before you tour, Jeff will go over how he’s compensated in a written buyer agreement, including whether any of it could be your responsibility, so you know up front.

Should I have an agent before my first model home visit?

Yes, ideally. Some builders have specific requirements for registering your real estate agent, including requirements that may apply to your first visit. Contact Jeff before touring so he can help you understand the builder’s current policy. Walking in alone first can make it harder to add representation afterward.

Can you negotiate on new construction pricing?

Base prices are usually firmer than resale, but builders sometimes have flexibility on upgrades, lot premiums, design-center credits, or closing cost assistance. Because the builder’s sales team represents the builder, it helps to have your own agent asking about these on your behalf.

How long does it take to build?

It varies a lot by builder, community, and how far along a home is when you sign a contract — anywhere from a few months for a near-complete spec home to close to a year for one built from the ground up. Ask Jeff for current timelines on communities you like.

I’m just starting to look. Is it too early to reach out?

Not at all. Most of Jeff’s conversations start with buyers who are still exploring areas and builders — getting a shortlist together early, with no pressure or obligation, usually makes the rest of the process easier.
